Dear Arcadian One Owners,
I hope this message finds you well. My name is Toni Wooldridge, and I am excited to announce my candidacy for the Arcadian One Board of Directors in the upcoming election on April 5, 2025.
As a current condo owner at Arcadian One, I have a personal investment in this community and am deeply committed to its continued success.
Why I’m Running
With 25 years of experience as a rental property owner, a background in property management, and financial expertise, I believe I am well-suited to serve the interests of our community.
My primary goals include:
✅ Strengthening and rebuilding our rental program to ensure financial stability
✅ Improving communication and transparency between the board and owners
✅ Advocating for owner-focused decision-making
Revitalizing the Rental Program
The rental program plays a crucial role in keeping our HOA financially healthy and helps offset expenses to keep our dues lower. Unfortunately, recent decisions have caused many rental unit owners to leave the program, leading to an increase in third-party property management rentals. This shift threatens the sustainability of our rental program.
To reverse this trend, I will work to:
✔ Restore competitiveness in the rental program
✔ Improve customer service for owners and guests
✔ Make Arcadian One’s rental program more attractive for owners to return
Proven Leadership & Experience
I have extensive board and HOA experience, having served on:
The Board of Directors at Arcadian Two, where I gained insight into effective condo association management. Several HOAs in Florida, working with diverse communities and handling complex property issues. Additionally, my professional background includes:
✔ Finance & Corporate Leadership – Former Executive Compensation Manager at Wachovia and Wells Fargo
✔ Property & Rental Management – Extensive experience in real estate ownership and operations
I will bring financial responsibility, strategic planning, and leadership to the Arcadian One Board.
Commitment to Communication & Transparency
Owners deserve to be informed about important projects, repairs, and board decisions.
When elected, I will push for:
✔ Proactive communication on upcoming projects
✔ Individual notifications for owners before any work is done on their property
✔ Ensuring that decisions are made with owner input and minimal disruption
Connecting With Owners – I Want to Hear From You! I believe in open communication and will ensure every owner has the opportunity to voice concerns and ideas.
